At The House Factory, we’re revolutionizing how homes are built. Our modular homes are engineered in a controlled environment and then delivered in pre-assembled sections to your building site. This approach ensures precision, speed, and consistent quality — eliminating the unpredictable delays and waste often seen in traditional construction.

Each one of our models are composed of panelized wall, downstairs and a completed module for the second floor, allowing your project to move from concept to completion faster and more efficiently than ever before.

WHAT'S INCLUDED

EVERY HOUSE FACTORY PRODUCT COVERS THE MOST COMPLEX 70% OF THE VERTICAL CONSTRUCTION PROCESS, COMPLETED WITH PRECISION IN OUR FACTORY.

When your home arrives on-site, the upper floor is fully finished,

and the lower level is prepped for fast finalization. Your local

builder or remodeler will only need to handle:

Site preparation and foundation

Underground Plumbing and Electrical Connections

Exterior finishes (brick, siding, paint)

First floor mechanical finish up and interior details such as drywall, flooring, trim, and cabinetry.

THIS STREAMLINED PROCESS MAKES HOMEBUILDING SIMPLER, FASTER, AND MORE PREDICTABLE, EVEN IN AREAS WITH LIMITED ACCESS TO SKILLED TRAIDS.

EFFICIENT ON-SITE
ASSEMBLY

Homes built by The House Factory are engineered for efficiency.

Our system completes about 70% of the construction inside the factory, delivering the home in the dry, with the upper floor finished and the lower floor prepped for quick completion on-site.

​

Once delivered, local traids or remodelers can handle the remaining work: foundation, connections, exterior finishes, and final interiors. This process helps save time, reduce labor needs, and ensure a consistent high-quality result.

MODULAR VS MANUFACTURED HOMES

Every home built at the House Factory is built to the current Oklahoma Residential Code.  Currently the 2018 IRC.  The same code $1,000,000 homes are built to.  Manufactured homes are built to the HUD code with much different requirements.  Modular homes are just a construction technique.  They are still stick framed, with normal 2x4 walls, 2x6 or 2x8 rafters and ceiling joists, and engineered wooden I-joists for the second floor system.  We started as stick builders 28 years ago, we just figured out it was more efficient to do it inside.  When our homes are bricked and finished, you would never know they were built modularly.  And that’s how we want it.  No appraisal differences, no lending differences, no one knows or cares.
